Welcome to Tandragee Gate Lodge. When you make a booking with us, you are entering into a legally binding contract. Please read these Terms and Conditions carefully, as they apply to all bookings and occupancy of the property.
1. The Contract
The contract for a short-term holiday rental is between [Your Name/Company Name] (referred to as "the Owner," "we," or "us") and the person making the booking (referred to as "the Guest" or "you").
- The contract becomes effective once we receive your deposit (or full payment) and issue a written booking confirmation.
- The Guest must be at least 18 years of age at the time of booking.
- The rental is strictly for short-term holiday accommodation and does not create a landlord-tenant relationship.
2. Booking and Payment
To secure your stay at Tandragee Gate Lodge, the following payment terms apply:
- Deposit: A non-refundable deposit of the total rental cost is required at the time of booking.
- Balance Payment: The remaining balance must be paid at least 14 days prior to your arrival date.
- Late Bookings: If you book your stay within two weeks of the arrival date, the full amount is due immediately.
- Failure to Pay: If the balance is not received by the due date, we reserve the right to cancel the booking and retain the deposit.
3. Cancellation Policy
Cancellation by the Guest
If you need to cancel your booking, you must notify us in writing as soon as possible. The following cancellation charges apply based on when notice is received:

We strongly recommend that you take out comprehensive holiday/travel insurance to cover unexpected cancellations.
Cancellation by the Owner
In the unlikely event that the property becomes unavailable due to circumstances beyond our control (e.g., severe property damage, utility failure, or Force Majeure), we will notify you immediately. We will issue a full refund of all monies paid, but we cannot be held liable for any travel expenses or consequential losses.
4. Arrival and Departure
To allow us time to prepare the lodge to our high standards, please adhere to the following times:
- Check-In: From 10:00 AM on the day of arrival.
- Check-Out: By 12:00 NOON on the day of departure.
- Late check-outs may result in an additional charge, as our cleaning team operates on a tight schedule.
5. Guest Responsibilities & House Rules
By staying at Tandragee Gate Lodge, you agree to the following rules:
- Maximum Occupancy: The maximum number of guests permitted to stay is 5. Only the guests named on the booking form may occupy the property. Subletting or inviting overnight visitors beyond the agreed capacity is strictly forbidden.
- Smoking and Vaping: Tandragee Gate Lodge is strictly a smoke-free and vape-free property. Smoking/vaping is only permitted outdoors, and all butts must be safely disposed of.
- Pets: Pets are welcome by prior arrangement only (maximum of 2 dogs). They must not be left unattended, are not permitted on furniture or beds, and owners must clean up after them.
- Care of the Property: You agree to keep the property, furniture, fixtures, and fittings in the same state of repair and cleanliness as at the start of the rental.
- Consideration for Neighbours: Please keep noise to a respectful level, particularly between 10:00 PM and 8:00 AM.
6. Damages, Breakages, and Loss
- Please report any accidents, breakages, or damages to us as soon as they occur.
- You are responsible for the cost of repairing or replacing any damaged property, or any extra deep-cleaning required beyond standard wear and tear.
- We do not charge for accidental minor items (like a broken glass or plate), but larger damages must be reimbursed.
7. Liability
- The Owner accepts no liability for any personal injury, sickness, loss, or damage to your property (including vehicles and personal belongings) during your stay, except where it is legally proven to be caused by our direct negligence.
8. Complaints
Your comfort is our priority. If you encounter any issues during your stay, please contact us immediately so we can attempt to rectify the problem. We cannot address complaints or offer compensation after you have checked out if you did not give us the opportunity to resolve the issue during your stay.
9. Data Protection
Any personal data gathered during the booking process will be held securely and used solely for the purpose of managing your booking in accordance with current data protection laws. We will never sell your information to third parties.
